The Challenge of Contingent Buyers. For those unfamiliar, a contingent buyer is someone whose new home purchase depends on selling their current home. This contingency can make negotiating harder and less attractive to sellers, who might prefer offers without such conditions. It’s not always easy to convince a seller to take a chance on a contingent buyer, which is why I’m thrilled to learn about this new product that removes that obstacle.

 

Introducing the Buy Before You Sell Product. Danielle’s company offers a product called “Buy Before You Sell,” which is ideal for today’s market. Here’s how it works: An investor makes a cash offer on your current home, effectively waiving the contingency. This means you won’t have to worry about making double mortgage payments while waiting for your old house to sell. You avoid debt-to-income (DTI) restrictions, making qualifying for a new mortgage more manageable.

 

How the Process Works. The investor offers fair market value for your current home and handles everything in-house. You can then use the equity from your current home as a down payment or for closing costs on your new property. Once you’ve closed your new home, you have 90 days to list your former residence and 120 days to sell it. The investor buys the property at fair market value if the house doesn’t sell within that time frame. You’ll still receive your commission as the listing agent, and if the home sells for more than the investor paid, the original seller gets the difference.Buy Before You Sell is a fantastic option for anyone struggling with the constraints of being a contingent buyer.
